What is an ADU?

What exactly is an ADU?

First off, an ADU is a fancy term for a secondary small dwelling, detached or attached to a standard single-family house. Legally an ADU must be part of the same property as the main home. Whether you decide to build over-the-garage, convert your existing garage or basement, or build a completely detached living space, ADUs are popping up everywhere in every setting imaginable – from metropolitan cities to rural ranches.

Why? Because they make sense.

People are building ADUs for various reasons. Two of the most common motivations are housing an aging family member and/or having rentable space for passive income/rental income or mortgage supplementation. ADUs provide a means to optimize the traditional property layout. Lot size is usually considerably larger than the home, so why not make use of the space? As more and more people find themselves as “empty-nesters” when the kids leave home – and they don’t need a multi-bedroom living space – they’re constructing ADUs for themselves and using the main home as rental property. Suffice it to say, options ABOUND, and they all add up to multiple benefits. 

An ADU offers a way to maximize existing resources and increase efficiency while providing passive income, supporting additional family, creating an intentional lifestyle, building community, etc. There is plenty of data-driven research to support the movement.
